Buyers agents state that they know the market. They make sure their clients do not pay more than “appraised value”. The appraised value is the correct value.
If you’ve been in business for a decade, you’ll know that the appraisal is used as leverage depending on what side of the market you’re on and which client you represent.
I feel sorry for appraisers. They’re never given the respect their industry deserves. No wonder they have a challenging time recruiting talent to replace the aging industry.
